Selling your home can be a frustrating experience and there are so many parts of the process for you to do to get it right. In this blog, we will give you three top tips on what has worked for us when selling our homes over the last decade.
Our tips will be able to smooth out your selling process and get you more money from your home than you thought was possible. With all of that said let’s get stuck into this main article.
Tip 1 – Declutter that home.
Clutter stops potential buyers from seeing your true home’s potential and stops them from imagining themselves living there. After all, who wants to live in a cluttered home that seems dirty. No one.
Decluttering is easy, it just takes a little effort.
There are a few different ways of decluttering. Firstly, take a look at the items in your home that you know you won’t use ever again. With these items throw them away or give them to your local charity shops. There is no point keeping items around that aren’t useful or hold any sentimental value.
The items which you are unsure of or items that hold sentimental value but you can’t find a place for should be put into storage, at least until your home has sold and you have moved into a new home. Storage units can be found around most major cities these days and don’t cost the world. If you have items that mean something to you but can’t fit them in anywhere storage is a great option.
Items that you use and cherish should be on show in your home as it will give it a little personality.
With that said, you may not have much space to display these items so you will need to invest in smart storage solutions such as floating shelving, floating cupboards or mirrors with storage.
When you have decluttered, your home is more enticing and will attract buyers’ attention. Just make sure not to take all the personality out of your home or it could end up looking like a soulless hotel.
Tip 2 – Think of your audience and sell to them
Most people when selling their homes they think of themselves and what they would like in a home. This is completely the wrong way to think about selling your home and you should think of your audience/potential buyers.
If the properties selling in your area are being sold to young families then they will want homes suitable for them. Glass tables and high gloss surfaces are not going to make them interested in your home. Families will want open spaces, rugged furniture choices and usually an open bathroom space with a large tub.
On the other hand, if elderly people are moving into the area you may want to cater to them with specialist equipment such as walk-in-baths that make accessing the bath easier than a traditional bath. Hand and guardrails can also be added for little expense but be aware making drastic changes such as this could backfire if the market isn’t big enough to support these changes.
Tip 3 – Maintain your property
Properties sometimes need a little love and care to get them to where they need to be to sell. I know that you want to sell your home so investing time and money into doing the place up is not high on your to-do list but trust me a fresh coat of paint can make all the difference.
When selling a home I always look at the cheapest changes I can make that will make a huge difference, painting or refreshing the paint in the home is one of them and another is to clean up the front garden.
When people buy homes these days they often search online and when competing with other homes it’s hard for your home to stand out if the front of the property doesn’t look good. This is known as curb appeal.
To improve your homes curb appeal you can pull out any roots in the garden, freshen up any paint and clean all windows and doors. Once again, this doesn’t cost much money but will make your home sell much quicker.
With the small changes above, you should now be able to sell your home much quicker than before. All you need to remember is you are selling someone’s dream home, so make it feel that way for them. Cleaning up and maintaining the property is a great way to keep people interested in it. If you have any additional tips on how to sell your home please leave them in the comment section below.
